摘
要
本文以上市公司万科集团对外披露的财务报表和年度审计报告为分析对象，依据财务报表分析的相关理论，选取万科最近三年的财务报表，从整个房地产行业的角度对万科的基本情况和战略进行分析，并逐次对万科的资产负债表、利润表、现金流量表进行趋势分析和结构分析，对相关财务指标进行了分析，结合杜邦分析法来了解和分析公司真实的财务状况、经营成果和现金流量；根据上述战略分析和财务分析，综合评价该公司的经营管理，指出该公司存在的一些问题，并提出相应的建议，供经营管理者决策参考；同时可以帮助投资者正确作出相关的投资决策。合理的研究方法对于研究的科学与否起着至关重要的作用。本文主要采取查阅资料法、案例分析法、图表分析法等一些基本的研究方法展开分析。笔者主要通过书籍、网络、期刊等方式查阅了大量的相关资料以完成整个研究工作，在整个论文写作过程中，始终坚持理论联系实际的原则来研究和解决实际问题。通过阅读相关的理论资料，搭建和确定了本文的财务报表分析理论框架，通过对万科企业股份有限公司近三年的财务数据进行具体的分析，以此得出相关的结论。关键词：万科；财务报表分析；财务状况
