浅谈市场比较法在房地产估价中的运用

摘要在房地产估价中，市场比较法是估价师运用最多的方法。本文以广州市番禺区大石街迎宾路星河湾星座园5栋3座1601房为例，编写了估价报告。在估价报告中，根据估价对象的实际情况和其他相关影响因素，主要采用市场比较法来对估价对象进行测算评估，其估价结果是根据委估对象的影响因素分析，利用加权平均最终确定其最终价值。当然，市场比较法在房地产估价运用中存在房地产市场不规范、不成熟、信息不对称、信息不透明等问题，这些问题必须有对应的对策或方法来解决，从而使市场比较法在房地产评估中得到更好的应用。关键词市场比较法、房地产估价、房地产市场、市场信息
