摘要
随着国家经济的不断发展，商品房逐渐进入了人们的视野。在最近十多年中，以商品房为代表的房地产行业已经逐渐成为了推动我国经济发展的一个重要因素，同时也成为了国民经济的支柱产业。与此同时，我国房地产的问题也日趋严重：近年来我国房产价格快速飙升，在中国主要城市中，房产价格早已超过大众所能的承受的底线，然而与之相对应的是房产价格仍在不断上升而没有显示出下降到合理高度的任何信号，这既影响了国民生活质量更为国家经济以及社会安定带来了不安定的因素，引起了人们的高度重视。本论文根据影响商品房价格的因素（参考陈森君中国商品房价格的影响因素分析及价格预测1），通过对比中美两国房屋价格及经济指标论证了中国房产价格过高的现状；在此基础上，通过对中国房地产开发成本，人均可支配收入，CPI，土地交易价格指数等进行多方面的分析（参考参考陈森君中国商品房价格的影响因素分析及价格预测1，姜玉砚影响房地产价格的四大因素2，徐伟航王积田影响楼市价格的因素分析3以及贾祖国中国房地产调控政策分析4）深入探讨中国房地产价格过高的原因并就未来房产价格的发展方向进行预测。关键词：商品房价关键词
